Had graffiti on my rental property and needed it gone fast. Graffiti Removal London was quick, professional and left absolutely no trace behind.

Shoreditch has a problem that no other part of London has in quite the same way. This is the one place where painted walls are the attraction. People travel here specifically to photograph them. Which means that when something appears on your glass, the instinct of everyone who walks past is to assume it belongs there.

It does not. A milky, frosted mark burned into your shopfront, your bar window or your reception screen is not street art and it is not paint. It is acid etched graffiti, and it is damage to the glass itself. No cleaner, no solvent and no amount of scrubbing will remove it, because there is nothing sitting on the surface to remove.

We restore it in situ, usually the same day, for a fraction of what a new pane costs. Our yard is on Kingsland Road, minutes from Shoreditch High Street, which is why we are often on site here faster than anywhere else in London.

Why Shoreditch Takes More Etched Glass Than Anywhere Else In London

We work across all thirty-two boroughs. Shoreditch generates more acid etched glass callouts per square mile than any other area we cover, and the reasons are structural rather than bad luck.

The heaviest night economy in the city. Rivington Street, Curtain Road and Great Eastern Street run properly late, properly busy, every weekend. Etching paste takes two minutes to apply and the person applying it is invisible in a Saturday night crowd.

Tagging is the local sport. Shoreditch is the most tagged district in Britain, and the writers who work here are competitive about it. Etching is prized precisely because it cannot be buffed, painted over or pressure washed away. On a wall, a tag lasts until someone paints it. On glass, an etched tag is permanent unless a specialist removes it, and that permanence is the point.

Enormous areas of glass. The warehouse conversions around Curtain Road and the Tea Building, the shipping container and modular retail units near the station, the hotel and bar frontages, the ground floors of every new office block, all of it is glazed floor to ceiling. Big glass is the most attractive target on the street.

Nobody reports it immediately. This is the Shoreditch-specific problem. In a district where every surface carries marks, an etched window blends into the visual noise. We routinely attend frontages where the damage has been there for weeks, because the assumption was that it was part of the scenery. Etching paste that has not been rinsed carries on working, and weathered damage takes longer to restore than fresh.

Where We Get Called Out Around Shoreditch

Shoreditch High Street and the station approaches. The heaviest footfall in the area and the most exposed frontages. Ground floor retail, hotels and the modular units around the station take a constant beating.

Rivington Street and Curtain Road. The core of the night economy. Bar and restaurant glazing, club entrances and the converted warehouse offices above them.

Redchurch Street. High value independent retail with unforgiving presentation standards. An etched shopfront here is a commercial problem within hours, not weeks.

Great Eastern Street and the Old Street approach. The transition from the corporate estate into the night economy, and reliably one of the worst affected stretches in EC2.

Hoxton Square and Coronet Street. Bars, galleries and creative offices around the square, quieter at night and less overlooked than the main drags.

Bethnal Green Road and the Boundary Estate approach. Mixed retail and residential frontage where damage often sits unreported longest.

The Real Shoreditch Problem: It Will Happen Again

Everywhere else in London, we restore a frontage and that is usually the end of it. In Shoreditch it frequently is not, and pretending otherwise would be dishonest.

Taggers return to locations that worked. A frontage that has been etched once is a known, proven target, and on this street the same pitch gets hit repeatedly. We have restored the same glazing for the same client more than once, and the second call is always more frustrating than the first.

That changes the economics in a way most contractors will not explain to you, because repeat work suits them.

ApproachFirst incidentEvery incident after that
Replace the pane each timeFull cost of a bespoke unit, plus boarding and lead timeFull cost again, every time
Restore the glass each timeUp to 90 per cent less than replacement, same daySame cost again, every time
Restore once, then fit filmRestoration plus film, fitted in the same visitPeel and replace the film only, a fraction of a restoration

In an area with this much repeat exposure, the third row is usually the only one that makes commercial sense over a two or three year view. The film is sacrificial and optically clear. The next attack damages the film, not the glass, and replacement takes minutes rather than hours.

We are not going to pretend that restoration alone is the right answer on Shoreditch High Street. It puts your glass back, and then you wait. The full detail is on our anti-acid etched graffiti protection page, with how the film works, how long it lasts, what it costs and whether it blurs a shop window. For retail frontages specifically, see protecting retail displays from glass vandalism.

Restore Or Replace? The Numbers For A Shoreditch Frontage

 Replacing the glassRestoring the glass
Lead timeDays to weeks for a bespoke paneSame day in most cases
Boarding upRequired while you waitNever required
Trading through the weekendBoarded frontage on your busiest nightsOpen as normal
Attracting further attentionBoarding is itself a targetFrontage back to clear glass
Access and disposalLift or crew, old unit removedWorked in situ, no waste
Typical costFull replacement cost of the unitUp to 90 per cent less

The boarding point matters more here than anywhere. A boarded frontage on Rivington Street is a blank canvas in the most tagged postcode in the country, and it will be covered within days. Restoration avoids creating the second problem while you wait to fix the first. The full comparison is in glass replacement vs protection: the true cost and the decision itself in should I replace or restore etched graffiti glass.

Is It Etching, Scratching Or Paint?

In Shoreditch you will often have all three on the same frontage, which is why identification matters before anyone touches it.

Paint or marker. Drag a fingernail over it and you will feel a ridge. Solid colour, hard outline, sitting on top of the pane. Standard graffiti, and the right solvent lifts it.

Acid etching. Cloudy and semi-opaque, the colour of frosted bathroom glass, and you can still see shapes moving behind it. A fingernail finds it faintly gritty but flush, never proud. The outline usually bleeds where the gel ran before it was wiped. At night, with your interior lit, it glows.

Scratching. Sharp, bright, linear cuts from a blade, a stone or a key. Your fingernail catches in the groove.

If you want to compare yours against photographs, see glass scratching vs acid etching and white frosty window graffiti.

Sunday Morning, Shutters Up, And There It Is

Most Shoreditch damage is discovered on a Sunday or a Monday. What happens in the first hour affects both the repair and your staff's safety.

Treat visible residue as a live chemical. Etching paste that has not been rinsed is corrosive to skin and eyes, and after a weekend it may still be sitting there. Keep staff and customers away from it.

Keep blades and scourers away from it. A scraper puts fresh scratches into a pane that is already going to need restoring, and wiping at wet residue smears it outward across glass that was fine a minute ago. That is how a one pane job turns into a whole frontage.

Do not reach for a graffiti remover. Solvents do nothing to etching, and mixing an unknown product with a residual acid has no upside.

Rinse with plenty of cold water where residue is visible and it is safe to do so, wearing gloves and eye protection, flooding rather than wiping.

Photograph it before anything else, dated, from inside and outside. That is what your insurer, landlord or managing agent will want, and it lets us quote accurately without a wasted visit.

Get a crime reference. Report it as criminal damage, because no insurer will progress a claim without the number. We set the process out in what to do when your shop window is vandalised.

How We Restore Etched Glass In Shoreditch

Glass identification. Float, toughened, laminated, coated or a sealed double glazed unit. The converted warehouse stock around Curtain Road and the newer office ground floors behave completely differently, and the approach has to match.

Depth reading and trial patch. We measure how far in the acid has gone, then prove the approach on a small out of sight section before taking on the whole pane.

Containment and protection. Frames, gaskets, seals, signage, film and manifestation masked and protected. On narrow pavements with heavy footfall, containment is not optional. Slurry stays in our control and off the footway.

Staged abrasion. A sequence of ever finer grades lifts a layer thinner than a hair, tapering out well past the tag so nothing gives away where the work stops. Concentrate on the letters alone and you get a shallow bowl in the glass that bends whatever sits behind it. That is the giveaway of a general graffiti contractor doing glass work they should not be doing.

Cerium oxide finishing. The final clarity comes back under wet cerium oxide, judged by looking through the pane at the light rather than at what bounces off it.

Inspection from both sides. Checked from the street and from inside, in daylight and at an oblique angle, because that is how your customers see it.

A single pane is normally done inside three hours. If you want the method written out in full, see acid etched graffiti techniques and removal methods and how to polish shopfront glass to optical clarity.

We Have Done This Street

Shoreditch is where we do more acid etched glass work than anywhere else, and the evidence is on the site rather than in a claim.

Working Around Shoreditch Trading Hours

This district does not keep office hours and neither do we. For bars, clubs and restaurants we work mornings before service. For retail we work early so the frontage is right before the doors open. For hotels we work at whatever hour disrupts guests least. For the office and studio buildings we work outside core hours so people arrive to completed work.

Our yard is on Kingsland Road, a few minutes up from Shoreditch High Street. We work every day of the week with same day response. Found it this morning? Ring us and we will get a technician over. Been there since August and you assumed it was part of the street? Still recoverable, just a longer job.

What We Restore Around Shoreditch

Frontages here are usually worked along rather than hit in one spot, so damage often crosses glass, stone and metal. We deal with all of it in one visit rather than sending you to three contractors.

Who We Work For In Shoreditch

Bars, clubs and restaurants. Morning work before service, and weekend attendance where a Saturday night incident cannot be left until Monday.

Independent and flagship retail. Redchurch Street standards, restored without boarding and without closing you.

Hotels and hospitality. Entrance and ground floor glazing restored at the hour that disrupts guests least.

Creative studios, galleries and offices. When the window is the exhibition, anything less than full clarity shows. We finish these to gallery standard.

Property and facilities managers. Multi unit and multi site portfolios across E1, E2 and EC2, with photographic before and after evidence suitable for insurers, landlords and service charge records, one point of contact and consolidated invoicing.

Who Pays? Leases, Insurance And Service Charges

Start with the lease, because the answer is almost always in it. The repairing covenant will tell you whether the shopfront sits inside your demise or forms part of the structure the landlord maintains and recharges. A unit fronting directly onto Rivington Street is usually the tenant's problem. A shared entrance screen in a converted warehouse building usually is not. Read the demise plan before you accept a bill.

Malicious damage sits within most commercial policies, but the excess is the deciding number and a restoration frequently lands under it. Repeat exposure complicates this further: two or three claims from the same postcode in a year is the kind of pattern underwriters price against at renewal. Plenty of operators here simply pay and move on. Either way you get dated photography from both sides and a written description of works, issued as standard rather than on request.

Shoreditch Acid Etched Graffiti Removal: Frequently Asked Questions

Can acid etched graffiti actually be removed from my shopfront?

Nearly always. The damage occupies a layer far thinner than a human hair at the face of the pane, and the work consists of taking that layer away and bringing the clarity back. Only unusually deep etching, or a unit with some separate defect, forces replacement. You will know which of those you have before you spend anything.

How quickly can you get to Shoreditch?

Faster than almost anywhere. Our base is on Kingsland Road, minutes from Shoreditch High Street, and we offer same day response across E1, E2 and EC2. Saturday night and Sunday morning attendance is normal for us here.

It will just get tagged again. Is restoration worth it?

Restoration on its own, on a heavily targeted Shoreditch frontage, often is not the complete answer. That is why we recommend restoring once and then fitting sacrificial anti-graffiti film, so the next attack damages the film rather than the glass and costs a fraction of a second restoration. We fit both in the same visit.

Will the film change how my window looks?

No. It is optically clear and is specified on retail and hospitality frontages precisely because it does not interfere with visibility, display lighting or product presentation.

Can you work without closing us or boarding up?

Yes. All work is carried out in situ, on the glass where it sits. There is no boarding, no hole in your frontage and in most cases no need to close. That matters more here than elsewhere, because a boarded frontage in Shoreditch becomes a canvas within days.

Will I be able to see where the repair was done?

It should be invisible. The worked area extends well beyond the tag itself and tapers out, so there is no boundary for the eye to catch. Where this goes wrong is a contractor who polishes the letters and nothing else, producing a shallow lens that warps whatever is behind it. We sign off from the pavement, from inside, and at a low angle in daylight.

My frontage has paint, etching and scratches all over it. Can you do all of it?

Yes, and around here that combination is the norm rather than the exception. Paint comes off with the correct solvent, etching and scratching are treated with staged abrasion and polishing, and we handle all of it in one visit.

What about the big single pane glazing in the warehouse conversions?

Those are the panes where restoration saves the most, precisely because replacing them is slow and costly and often needs a lift. A bigger pane means more hours, not a different answer.

Can you treat toughened, laminated and sealed units?

All three, yes. The damage sits on the outer face in nearly every case, so a sealed unit is worked from outside and the cavity is never opened. What changes between toughened, laminated and sealed glazing is the method, which is why identifying the pane comes before anything else.

What about the mirrors and polished metal inside my bar?

Etching gel attacks anything with a polished face, so back bar mirrors, marble counters and steel fittings are all fair game for it and all recoverable. One visit covers the lot.

How much does it cost?

Against a full replacement, and counting the pane, the access, the crew, the disposal and the nights you cannot trade properly, restoration comes in up to 90 per cent cheaper. The variables are area, depth, what the glass is, how we reach it, and whether film goes on afterwards. You get the figure in writing first. No lazy contractors. No hidden fees.

Will my insurance cover it?

Usually it falls within malicious damage cover, but compare the quote against your excess before you notify anyone, and bear in mind what a run of claims from one address does to your renewal in a district like this one. The photographic record and written works description come with every job either way.

It has been there for weeks and I assumed it was part of the street. Too late?

Almost never. It is the most common thing we hear in Shoreditch. Fresh etching is quicker and cheaper to restore than damage that has weathered, but old damage is nearly always recoverable.

Do you work with managing agents across multiple units?

Yes. We handle multi unit and multi site portfolios with one point of contact, consistent photographic reporting and consolidated invoicing, which is how most of our Shoreditch and Hoxton work is managed.

Do you work weekends and nights?

Yes. In this district that is standard rather than an extra. We work mornings before service for hospitality, early for retail, and out of hours for offices and hotels.

What happens when I call?

Send us a photo. Nine times out of ten that tells us whether you are looking at etching, scratching or paint, and we can put a number range on it there and then. After that it is a site visit, a firm written price, and the work itself.
