The window has a pale, clouded patch across it that nobody can shift. It looks as though someone has frosted a section of the glass deliberately. Your team has tried everything behind the counter, somebody has been at it with a scraper, and the result is a frontage that looks neglected on a street where appearance is most of the trade.

Almost everywhere else we work, the obvious time to restore a frontage is first thing. Get in before the street wakes up, finish before the doors open. In Clapham that instinct is wrong twice over, and it is worth understanding why before anybody books a contractor for a six o'clock start.

Is It Etched, Scratched Or Painted?
Three problems that look similar from a few paces, each needing a different answer.
Paint or marker sits on the pane. The colour is opaque, the edge is sharp, and a fingernail rides up onto it. The right solvent removes it cleanly.
Acid etching is in the pane. Milky and pale but still see through, and faintly gritty at exactly the level of the glass around it rather than raised above it. You can normally spot where the gel ran downwards before somebody wiped at it. With the interior lit it becomes far more noticeable than it is from the pavement.
Scratching is cut in mechanically. Fine, bright, straight lines from a blade, a key or a stone, and a fingernail settles into the groove.

What To Do When You Find It
Treat anything wet as a live chemical. Etching gel is corrosive to skin and eyes. Keep staff and customers away from it, and if you have flats above, let the residents or the managing agent know rather than assuming somebody else has.
Keep scrapers and wire wool off it. A blade adds permanent scratches to a pane that would have recovered, and rubbing at wet gel carries the damage sideways onto glass that was untouched.
Do not use a graffiti remover. It has nothing to act on and simply puts an unknown chemical onto the pane.
Flood it with cold water where residue is visible and it is safe, gloved and with eye protection, pouring rather than wiping.
Photograph it before anything else, dated, from the pavement and from inside. Your landlord, managing agent or insurer will want it, and a clear photograph normally lets us price the job without an additional visit.

How We Restore Etched Glass In Clapham

Checked from both sides. From the pavement, from inside against the interior lighting, and at an oblique angle in daylight, because people approaching along a parade see your glass at an angle long before they see it square on.

There are limits and we name them upfront. If the acid has travelled unusually far in, if the unit's seal was already gone before any of this happened, or if a functional coating sits precisely in the path of the work, then the pane genuinely needs replacing rather than restoring. That verdict is put in writing at the assessment stage, not discovered halfway through.

Who Carries The Cost

It comes out in all but a few cases. The gel bites only a fraction of a millimetre down, so the job is to take that depth off the affected area evenly and polish the pane back to clear. The door to the flats has been marked as well as our window. Who pays for that?
Usually the landlord, recovered through the service charge, while your own shopfront sits inside your demise. We quote both parts separately so the split is visible on the page and nobody has to negotiate from a single figure.
Do we have to close or board up?
Neither. The pane stays in the frame throughout, so there is nothing to cover and no reason to stop trading.
Our building is in a conservation area. Does that change the decision?

Everything in a single attendance. The paint responds to solvent, and the etching and scratching are both taken back by the same graded abrasion and polish. Depth is the only real constraint, and occasionally a very deep cut is beyond what polishing recovers.
Can you treat toughened, laminated and sealed units?
All three. Because the gel lands on the outer face, a sealed unit is never opened up. What changes between the types is the method, which is why the pane gets identified first.
What about the mirrors and metal inside the bar?
The gel goes after anything polished, which means the mirror behind the bar, a stone counter top, brass or steel handles and kick plates are all fair game and all restorable. We bring what is needed for each and finish them together.
How much does it cost?
Price a replacement honestly, including the unit itself, the fitter's day, getting to the frontage and the takings you lose behind a board, and restoration comes in up to 90 per cent under.
