A milky patch has appeared in the glass and nothing will lift it. It looks as though one section of the pane has been frosted on purpose. Where somebody has already tried a blade there will be scoring over the top of the original mark.
The damage is acid etched graffiti. A corrosive gel was applied to the glass and left to dissolve the surface, pitting it finely enough to scatter light rather than pass it. Nothing sits on the pane to be cleaned away, which is why every attempt so far has failed.

The First Question Here Is Not What, It Is Who
Holland Park has the smallest commercial footprint of anywhere we cover, and that changes the shape of the job before any glass is looked at.
There is no high street in the ordinary sense. Where We Get Called Out Around Holland Park
Holland Park Avenue. The main route through, with restaurants, shops and professional premises facing a wide road carrying steady traffic.

Which Of The Three You Are Looking At
Three kinds of damage resemble one another from a few feet and each takes a different route.
Paint or marker lies on top of the glass. Solid colour, a hard boundary, and a fingernail steps up where it starts. The correct solvent removes it and the pane beneath is sound.
Acid etching is in the glass itself. Pale and clouded yet still translucent, with a faint chalkiness at the same level as the surrounding surface. The edge feathers away where the gel crept before anybody wiped it. Seen from a lit hall or room it declares itself far more strongly than from outside.
Scratching is cut in. Thin bright furrows made with a blade, a stone or a key, deep enough for a fingernail to settle into.

What To Do When It Is Found
Anything still wet on the pane is a live chemical. Etching gel injures skin and eyes. Nobody handles it, and on a shared entrance tell the other occupiers rather than assuming somebody will mention it.
Keep blades and abrasive pads away. A scraper leaves permanent scoring in glass that would otherwise have recovered, and wiping wet gel carries the damage onto panes that were untouched.
No proprietary removers. They have nothing to act on, and on painted joinery or finished ironwork they create a second problem.
If residue is visible and it is safe, flush it with plenty of cold water, gloved and with eye protection, letting it run off rather than dragging a cloth across the surface.
Photograph it at once, dated, from both faces, and photograph the gate or railings too if they have been marked. It is common for both to have been done in the same visit, and a complete record makes the quotation and the claim simpler.

How The Work Is Carried Out
Reading the pane. Old or modern, plain float, toughened, laminated, coated, mirrored or a sealed unit, and how far down the acid has reached. On stock of this age the glass is frequently older than expected.
A trial where it cannot be seen. The approach is proved on a small area out of view before the whole pane is taken on.
Protecting the surroundings. Beads, putty lines, paintwork, door furniture, railings and any signage are masked before a tool touches the glass. On a stucco frontage the joinery and the paint are the elements that cannot simply be replaced. Containment keeps everything within the working area and off the steps and the path.
Through the abrasive grades. Each stage finer than the last, taking off a depth of glass no eye could measure, with the treated zone carried well beyond the mark so it fades rather than stopping at a line. Treat only the tag and a dished area is left behind, a shallow lens sunk into the pane, bending everything seen through it.
Cerium oxide to finish. The last of the cloudiness is polished out wet with cerium oxide, checked with the daylight coming through the pane rather than glancing off it.
Judged from inside. An entrance or a window in a house is looked through from within far more than it is looked at from the street, so the finish is assessed from the room, against the light, before it is signed off.

There are cases where restoration will not work and you hear about them first. A burn that has gone unusually far down, a unit whose seal had failed beforehand, or a coating occupying the exact surface the abrasive has to cross all mean the pane genuinely needs replacing, and that view is put in writing before anything is committed.

Reducing The Chance Of A Repeat
Restoring the pane deals with what has happened and nothing else. It discourages no one, and frontages facing the park or a garden square are unobserved for long stretches once the gates are shut for the night.
Anti-graffiti film is a layer applied over the outer face specifically so that it, rather than the glass, is destroyed next time. Removing and renewing it is quick work at a small part of what a second restoration costs, and the window looks no different for having it. On period and listed stock two things need settling first: the film is cut to each pane rather than run across a frontage as a sheet, and because it alters the surface of a controlled elevation it is worth confirming with the local authority before fitting where a building is listed.

Can the pane be saved or do we need new glass?
Saved, almost without exception. What the acid has damaged is a sliver of the surface measured in fractions of a millimetre, and the work removes that sliver across the affected area and brings the pane back to clear. Replacement only arises with an exceptionally deep burn, a unit whose seal had gone beforehand, or a coating sitting directly under the abrasive.
We are a leaseholder and the damage is to the communal entrance. Can we instruct you?

Our building is listed. Does that change the decision?
It argues for restoring. Consent can be required to alter a listed building and on this stock the protection frequently covers the joinery and the opening as well as the elevation. Restoration alters none of it.
Our entrance is painted timber.
That is a good reason not to replace. A new pane means lifting beads, cutting out putty and making good the paint, so two trades are involved and the elevation looks patched until it is redecorated.
Do we have to board anything up?
No. The glass is never taken out of the frame, so there is no opening to protect at any point.
Will the repair be visible?
It should not be. We extend the work a long way out from the mark and fade it to nothing, so no boundary is left anywhere. What causes a bad finish is a contractor confining the abrasive to the tag itself, which hollows a shallow lens into the pane and distorts the view through it.
There is scratching as well as etching.
Both together, in one attendance, since the same progression of abrasives and the same final polish handles each. Depth is the only real limit.
Our hall door has coloured or patterned glass.
Tell us before we attend. Decorative and obscured glazing has to be matched rather than polished away, and where colour sits only on the surface of the glass, abrading it removes the colour entirely. Those panes are assessed individually and we will say plainly where restoration is not the right route.
What does it cost?
