Part of the window has gone hazy and no cleaning brings it back. That patch reads as frosted while everything around it is perfectly clear. Should someone have gone at it with a blade in the meantime, scratching now overlays the first damage.
This is acid etched graffiti. Someone applied a corrosive gel and left it on the pane long enough to attack it, and the surface now left behind is disrupted at a scale fine enough to bounce light around rather than let it pass. No residue remains to be washed off. The glass is what has been ruined.
We deal with the pane in place, usually finishing inside the day, with no boarding and nothing on order, at a small fraction of what replacement costs.

Brief Your Cleaners Before They Make It Worse
The most expensive thing that happens to etched glass in a town centre is not the etching. It is what a well-meaning cleaner does to it the following morning.
Lewisham has a lot of contract cleaning: the shopping centre, the civic buildings, the offices, the transport premises and the larger retail all run early morning crews. Those crews arrive before anybody else, find a window with a pale mark on it, and do exactly what they are paid to do. They attack it. Scouring pad, blade, strong chemical, whatever is on the trolley.
The result is a pane that had one recoverable problem and now has two.
Scoring on top of etching is the common one. A blade taken to an etched patch adds fine scratching across the whole area. Both come out under the same process, so it is not fatal, but it lengthens the job and pushes up the price for something that was entirely avoidable.
Chemicals add a third problem. Proprietary graffiti removers and strong solvents have nothing to dissolve here, because nothing is sitting on the surface. On coated glazing or painted joinery they cause harm of their own, and on a sealed unit an aggressive product near a failing edge seal is a genuinely bad idea.
And it destroys the evidence. Once somebody has scrubbed at it, telling an insurer or a police officer what the original damage looked like becomes considerably harder.
The fix costs nothing. Add one line to your cleaning brief: if a window is clouded or frosted in a patch and it does not come off with normal glass cleaner, stop, photograph it and report it. Do not use a blade, a pad, or anything stronger. That single instruction saves more money on a town centre estate than any discount we could offer.

One Incident, Three Contracts, Nobody Responsible
The second Lewisham particular is structural, and it is why damage in a town centre frequently sits for weeks while everybody is technically doing their job.
Walk a hundred metres of frontage here and you cross several organisations. A shopping centre with its own management and its own contractors. Council-owned civic frontage with a repairs process. Independent shops on their own leases. Transport premises managed regionally. Newer blocks with a managing agent and a concierge.
A single person walking that route at night does not stop at any of those boundaries. So one incident lands across three or four different reporting systems at once, and each organisation logs only its own portion, prices it as a one-off, and queues it separately.
The result is predictable. Three small jobs, three mobilisations, three approval processes, and a run of frontage that stays inconsistent for a month because nobody was looking at the whole thing.

Two things help, and both are easy.
Report what you saw, not just what is yours. If you spot damage on the neighbouring frontage as well, say so when you report your own. It costs you nothing and it is frequently the only way the adjoining manager finds out.
Ask us to quote the run. Where damage crosses several occupiers we will price each frontage separately but attend once, with the mobilisation charged a single time and split. For three managers each holding a small budget, that is a materially better outcome than three separate call-outs, and it is usually what gets all three approved.
Where We Get Called Out Around Lewisham
Lewisham High Street. The main retail run with market trading, independent shops and chain units, and a good part of our work here.
The shopping centre frontages. External elevations, entrances and the units facing the street, with centre management and contract cleaning behind them.
Molesworth Street and Rennell Street. Commercial and civic frontage near the interchange, busy at peak and quiet between times.
Loampit Vale and the newer towers. Retail and service units at the base of recently built residential blocks, glazed to a modern specification.
The station and bus interchange. Concentrated flow morning and evening, with the nearest frontages taking the heaviest exposure in the area.
Ladywell Road and the streets south. Smaller parades serving their immediate neighbourhoods, with flats above and little observation after dark.
Service yards and rear elevations. Delivery areas behind the main frontages, where damage regularly goes unseen for weeks because nobody has reason to walk round.
Two Kinds Of Glazing In One Town Centre
The stock here divides sharply and the two halves need different handling.
The newer development carries engineered glazing: low emissivity, solar control on exposed elevations, laminated where security required it, occasionally treated to cut reflection at ground floor. Every one of those is a coating, and abrading into one destroys it, leaving a panel that reads differently in colour and reflectivity from the rest of the run. So the make-up is established before any price is given, and where the building is recent enough for facade documentation to exist, that settles it quickest.
The older parades are painted timber and metal with glass bedded in putty and beads, and roller shutters at close. There a replacement pane disturbs beads, putty and paintwork, which brings a decorator alongside a glazier and leaves the elevation patched until it is redecorated.
Restoration suits both. On the new glazing nothing is altered and the specification is retained; on the older frontages nothing is disturbed and one trade attends.
Replacing Or Restoring
| Fitting a new pane | Restoring the existing pane | |
|---|---|---|
| After a cleaner has scrubbed it | No difference, the pane goes either way | Etching and scoring both taken out together |
| Damage across several occupiers | Separate orders, separate installations | One attendance, mobilisation split |
| Coated and specified glazing | Specification must be reproduced exactly | Unit and its treatments retained |
| Painted timber parades | Beads, putty and paintwork disturbed | Joinery and paint untouched |
| Timescale | Days to weeks once measured and ordered | Usually the same day |
| Meanwhile | A boarded frontage on a busy retail street | Nothing covered at any stage |
| Cost | Glass, joinery, decoration and lost trade | Up to 90 per cent less |
The cost comparison is set out at glass replacement vs protection: the true cost, and the decision at should I replace or restore etched graffiti glass.

What Your Cleaner Is Actually Looking At
Worth putting in front of anybody who cleans your glass, because the three are easy to confuse at six in the morning.
Paint or marker is a layer on the outside. Opaque, cleanly bounded, and a fingernail climbs up over it. This one does come off, and normal removal is appropriate.
Acid etching is inside the surface. Pale and hazy while light still comes through, with a faint grittiness level with the glass rather than raised on it. There is no sharp boundary to it, since the gel carried on creeping until it was halted. Nothing will remove it, because there is nothing there to remove. This is the one to stop and report.
Scratching is mechanical. Bright hard furrows made by a blade, a stone or a key, that catch a fingernail. Cleaning will not touch this either, so it should be reported rather than attacked.
Reference photographs are at glass scratching vs acid etching, and the pale, bleached effect is explored at white frosty window graffiti. On the reasons for it, see why acid etching graffiti happens.
The First Hour
Residue may still be live. The gel burns skin and eyes, so keep staff and cleaning crews away from it rather than assuming it has dried off overnight.
Nothing sharp, nothing abrasive. Scraping leaves marks that will never come out of glass which was completely salvageable, and running a cloth over wet gel carries the damage onto panes that had escaped it.
No graffiti remover and no strong solvent. There is no coating for them to break down, and on coated glazing, painted joinery or a sealed unit they introduce a second problem on top of the first.
Rinse it off with cold water where residue can be seen and safely reached, using gloves and eye protection, letting it drain away instead of spreading it over the pane.
Photograph it, dated, from outside and inside, before anybody touches it. That record is what an insurer and a police officer will want, and it disappears the moment somebody scrubs.
Look at the neighbouring frontages too. If they have been hit, include that when you report, because their manager may have no idea.
Report it as criminal damage. The reference will be wanted before an insurer engages. The sequence is laid out in what to do when your shop window is vandalised.
How The Restoration Is Done
Identifying the glazing. How old it is, whether we have plain float, toughened, laminated, coated, anti-reflective, mirrored or a sealed unit, and the depth the acid has reached. If a cleaner has been at it we gauge the added scoring too, because that governs how long we are on site.
Depth reading, then a trial patch. We verify the method somewhere it will not be seen before taking on the full pane.
Masking and containment. Beads, putty lines, paintwork, frames, gaskets, shutter guides, vinyl lettering and signage are protected, and the slurry stays inside the working area and off a footway carrying interchange flow.
Down through the abrasive grades. Working from coarse to fine, we remove a depth of glass beyond the eye's ability to see, and run the treated zone far enough past the damage that it disappears without an edge. Keep the work within the tag and a shallow lens forms in the pane, bending everything seen through it.
Cerium oxide to finish. Any haze still present after abrasion is polished away wet with cerium oxide, checked from the position where light comes through the glass towards you.
Checked from both sides. Out on the pavement, then indoors against the lighting, then from an oblique position, because a frontage is seen at an angle by almost everyone who passes it.
One pane typically takes three hours, longer if weather or a scouring pad has got to it first. The abrasive work, the clarity stage and the compound each have their own guide: acid etched graffiti techniques and removal methods, how to polish shopfront glass to optical clarity and how to use cerium oxide glass polish.
If a pane is past saving you hear so at assessment, never later. An unusually deep burn, a unit that had already lost its seal, or a coating across the surface we must abrade each mean the pane genuinely needs replacing, and that goes to you in writing before you commit.

- Rear and service elevation glazing behind the main frontages.
- Sealed units in modern frames, worked on the outward pane alone.
- Mirrors and mirrored panels in salons, cafes and retail interiors.
- Obscured and patterned glass in clinics and public buildings, recreated to match the finish it came with.
- Glass block in older frontages, stairwells and service walls.
- Entrance steps and thresholds in polished granite and polished marble, with polished metal on shutter housings, entry panels and handrails.
The same product will mark any finished surface, so the shutter housing and the entry panel get caught as often as the glazing. Everything is cleared in a single attendance.
Who We Work For In Lewisham
Centre and estate management. External frontages and entrances, with a cleaning brief that stops damage being made worse before anybody assesses it.
Facilities and cleaning contractors. Told plainly what to treat and what to leave, which is usually all that was missing.
Independent traders on the High Street. Worked around trading, with a figure that makes acting on it realistic.
Managing agents of the newer blocks. Ground floor commercial glazing and communal entrances, assessed against the specification first.
Civic and community premises. Entrance glazing and railings, with attendance arranged around public use.
Who Carries The Cost
For a leased unit the covenant governs. Your own shopfront normally sits inside the demise, while the communal entrance, the fanlight and the stair glazing generally belong to the landlord and go through the service charge. In a centre or a managed block that boundary frequently sits further out than occupiers expect, so the demise plan is worth reading.
Where damage crosses several occupiers, ask for it to be quoted as a run. Each frontage is priced separately but we attend once and the mobilisation is charged a single time and split, which is generally what gets three separate approvals through rather than one.
Insurance wants a quick sum before anybody is notified. A single restored pane regularly comes in below the excess, meaning the claim yields nothing and still shows at renewal. A whole run of frontage changes that. Every job includes the dated images and a written account of what was done, and where a cleaner has already scrubbed at the damage we note that too, because it explains the time on site.
Making It Less Likely To Recur
Clearing the pane settles this incident and goes no further. Nobody is deterred by it, and a town centre carrying long runs of frontage, dead between the last of the evening trade and the first commuters, offers plenty of chances.
Protective film sits on the outside face to absorb the next attack in place of the glass, and replacing it is a short job costing a small share of a further restoration. Across a managed estate with a long stretch of reachable ground floor glazing the economics build up fast, since without it you restore the same panels again and again.
There is a cleaning point here too, and it is worth making. Where film is fitted, your cleaning crews need telling, because an abrasive pad or a strong solvent will ruin a film just as readily as it damages glass. Film that gets scrubbed to death in six months has not failed; it was simply never mentioned to the people cleaning it.
It is covered end to end at anti-acid etched graffiti protection, which addresses why sacrificing an outer layer works, the years you get from one, the fitting cost and any difference to the look of the pane. Retail windows are covered separately in protecting retail displays from glass vandalism.

Lewisham Acid Etched Graffiti Removal: Frequently Asked Questions
Our cleaners scrubbed it before anybody looked. Is it ruined?
No, but it is a longer job. A blade adds fine scoring across the etched area, and both come out under the same process. It costs more than it needed to, which is why the cleaning brief matters.
What should we tell our cleaning contractor?
One line will do it. If a window is clouded or frosted in a patch and normal glass cleaner does not shift it, stop, photograph it, report it, and use nothing sharper or stronger. That instruction saves more on a town centre estate than any discount.
They used a strong chemical on it.
Tell us what it was if you know. There was nothing on the surface for it to dissolve, but on coated glazing, painted joinery or a sealed unit it can cause its own damage, and we would rather assess that before starting.
Can the pane be restored or does it need replacing?
Restored, in the great majority of cases. The acid has bitten no further than a sliver of the surface, and the job takes that sliver back evenly before polishing the pane to full transparency. Replacement is forced only by a burn of unusual depth, a seal that had already failed, or a coating across the area we must work.
The damage runs across several shops.
Then ask us to quote the run. Each frontage is priced separately but we attend once and the mobilisation is charged a single time and split. Three managers each holding a small budget usually get approval on that basis when they would not on three separate call-outs.
The next-door unit belongs to somebody else entirely.
Mention it anyway when you report yours. Their manager may genuinely not know, and in a town centre with several organisations along one run that is often the only way the message travels.
Our glazing is coated.
Everything depends on which face carries the coating and where the damage falls on it. Abrade into a coating and it is gone, leaving that panel visibly different from its neighbours. The quickest way to settle it is the facade paperwork if you hold any.
Do we have to close or board up?
Neither. At no point does a pane come out, so the frontage is never breached and you go on trading.
Damage on our service yard has been there for weeks.
That is common, because nobody has a reason to walk round the back. It still restores; weathering means more has to come off and the job runs longer. A monthly look at the rear elevation is worth the five minutes.
Will the treated area show?
It should not. Work is carried well outside the marked area and tapered to nothing, so no line is left anywhere. Confining it to the tag hollows a shallow lens into the pane that bends whatever lies behind.
There is scratching as well as etching.
One visit handles the pair. A single sequence of graded abrasives and the closing polish lifts scoring as readily as etching, with depth the only genuine limit.
What about the shutter housing and the entry panel?
Marked as readily as the glass, and both recoverable. Metalwork and stone are dealt with alongside the glazing rather than left for another trade.
We have film fitted. Can our cleaners treat it normally?
With ordinary glass cleaner and a soft cloth, yes. Not with an abrasive pad or a strong solvent, which will ruin a film as quickly as they damage glass. Film that fails early has usually just never been mentioned to the cleaning crew.
Should we claim on insurance?
Compare our figure with the excess first. One pane usually falls beneath it. A run of frontage usually does not.
What does it cost?
Well under what a replacement would run to, and you have it in writing before work starts. What drives the figure is the extent of the mark, its depth, the kind of glazing and the access. No lazy contractors. No hidden fees.
How do we get a price?
Send a photograph from outside and one from inside with the lights on, taken before anybody cleans it, and tell us whether the neighbouring frontages are affected. That is enough to price the work and to propose attending once rather than three times.
