There is a pale, clouded patch in the glass that was clear yesterday. It looks as if part of the pane has been deliberately frosted. Cleaning does nothing to it, and if somebody has already gone at it with a blade there are now scratches sitting across the top of the original damage.
The damage is acid etched graffiti. A corrosive gel was spread onto the glass and left to dissolve the surface, pitting it finely enough that it scatters light instead of letting it through. Nothing is sitting on the pane to be cleaned off, which is why every attempt so far has failed.
On ordinary glass we take it straight back out, in place, usually inside the day and for a small share of what replacement costs. On some of the glass around here the answer is more complicated, and that is worth explaining properly before anyone quotes you.

Leaded Lights And Coloured Glass Are A Different Problem
Belsize Park is built largely of substantial Victorian villas, most of them long since divided into flats, offices and consulting rooms. A great many of those buildings still have their original entrance glazing, and that is where this district differs from anywhere else we work.
What you find in these doorways and fanlights is not plain glass. It is leaded lights, small quarries of glass held in lead cames, frequently with coloured or patterned panels among them. Some of that colour runs right through the glass. Some of it does not.
That distinction decides everything, and it is the reason a contractor who treats every pane the same will do irreversible damage here.
Flashed glass has its colour on the surface. A good deal of Victorian coloured glazing, particularly the reds and the deeper blues, is flashed: a very thin layer of coloured glass fused onto clear. Abrading that surface does not clean it, it removes the colour and leaves a clear or washed out patch in the middle of a coloured quarry. There is no recovering from that.
Lead cames will not take the pressure. A leaded light is a flexible assembly, not a rigid sheet. Working an individual quarry means the surrounding lead has to be supported, and some panels are simply too tired to be worked on at all without a leaded light specialist involved first.
Small quarries magnify any error. On a shop window a slight unevenness disappears. In a quarry the size of a postcard it is the whole pane.
So on leaded and coloured glazing we start by establishing what each affected quarry actually is, and we will tell you plainly where the honest answer is that it should not be polished. Clear quarries within a leaded panel are frequently restorable with the surrounding lead supported. Flashed and surface coloured quarries usually are not, and the right route there is a leaded light specialist replacing that quarry rather than us removing its colour.
Saying no to part of a job is not a sales position. It is the difference between a restored entrance and a permanently spoiled one.

The second thing about a district of converted villas and mansion blocks is who the glass belongs to.
The panes that get marked here are very often communal: the main entrance door, the fanlight above it, the stair window on the half landing, the glazing beside the entryphone. None of that sits inside any single occupier's demise. It belongs to the building, which in practice means the freeholder or the managing agent, and the cost is recovered through the service charge across every flat.
Which is why these jobs stall. A resident notices, assumes somebody else has reported it, and nothing happens. A leaseholder reports it to a managing agent who needs a quotation before instructing. Weeks pass and the etching weathers, which makes it slower and more expensive to put right than it would have been in week one.

Conservation Areas And Original Fabric
Much of Belsize Park sits within conservation areas and a good deal of the villa and mansion block stock is protected.
Where a building carries a listing, changing it can require consent from the local authority, and carrying out that work without consent is an offence rather than a procedural matter. Three kinds of damage look alike from a few feet away and each wants a different response.
Paint or marker lies above the surface. Dense colour, a hard edge, and a fingernail rides up where it begins. The right solvent takes it off and the glass beneath is unharmed.
Acid etching is in the surface. Pale and hazy but still passing light, with a faint chalkiness at exactly the level of the glass around it. The outline trails off where the gel ran before it was cleaned. From a lit hallway looking out it is markedly more obvious than from the street.
Scratching is cut in. Fine, bright, deliberate lines from a blade, a stone or a key, and a fingernail settles into them.
On coloured glazing there is a fourth thing to check, which is whether the colour itself has been lifted rather than the surface merely clouded. That is established close up and it changes the answer entirely. What To Do When It Is Found
Residue still on the pane is an active chemical. The gel injures skin and eyes. Nobody handles it, and in a communal entrance that means telling every occupier rather than assuming word travels.
Keep blades and abrasive pads away. Scraping leaves permanent scoring in glass that would otherwise recover, and on a leaded light it can also disturb the cames and the cement holding the quarries.
No proprietary removers. They achieve nothing against etching and on painted joinery or coloured glass they can make matters considerably worse.
Where residue is visible and it is safe, rinse with plenty of cold water, gloved and with eye protection, letting it run off rather than wiping across the glass.
Photograph it at once, dated, from both faces, and photograph each affected quarry separately. On a leaded panel the individual quarries matter, because some may be restorable and others not.

How The Work Is Carried Out
Assessing quarry by quarry. What each affected pane is, whether any colour is flashed or runs through, the condition of the surrounding lead, and how far the acid has travelled. Nothing else begins until that is settled.
A trial on the least conspicuous pane. Where restoration is appropriate, we prove the approach somewhere that cannot be seen from the hall or the street before going further.
Supporting the panel. A leaded light flexes, so the panel is supported behind the area being worked and the cames are protected. Beads, putty, paintwork and door furniture are masked. Slurry is contained and kept off the step and the tiling.
Through the abrasive grades. Each stage finer than the last, taking off a depth of glass no eye could measure, with the treated area carried out to the came or well past the mark so nothing shows where it ends. Work the tag alone and you leave a dished patch, a shallow lens in the pane, distorting whatever lies behind it. In a small quarry that is the whole pane.
Cerium oxide to finish. The last of the haze comes back under wet cerium oxide, judged by looking through the glass towards the light rather than at the reflection.
Assessed from inside the hall. An entrance light is looked through from within far more than it is looked at from the pavement, so the finish is judged from inside, against the light, before we sign it off.

Where restoration will not work, that is said at the outset. Flashed or surface coloured quarries, acid that has gone unusually deep, lead too tired to support the work, or a sealed unit whose seal had already failed all mean the glass genuinely needs replacing, and the opinion is given in writing before anything is agreed.

Why can coloured glass not simply be polished?
