Had graffiti on my rental property and needed it gone fast. Graffiti Removal London was quick, professional and left absolutely no trace behind.

When The Building Might Not Be There In Three Years

West Kensington has a particular commercial problem that rarely gets written about, and it stops a great deal of damage ever being dealt with.

Parts of this district sit under long-running regeneration proposals, and a good deal of commercial space is held on short leases, rolling arrangements or meanwhile uses in buildings whose future is uncertain. When damage appears on a frontage like that, the reasoning is always the same and it is not unreasonable: why spend money on a building that may come down.

So the frontage stays clouded. Sometimes for years.

The thing worth saying is that the calculation changes entirely depending on which remedy you are pricing.

Replacement genuinely cannot be justified on a short horizon. A new shopfront pane is a capital item with a payback measured in years, and nobody sensibly invests that in a building with an uncertain future or a lease with eighteen months left on it. If that is the only quotation anybody has obtained, the decision to do nothing is the rational one.

Restoration is a different order of cost. It is a fraction of the figure, it happens in a single visit, and it needs no capital approval from anybody. On a two year horizon it pays for itself in appearance alone, and on a trading frontage it usually pays for itself much faster than that.

And it alters nothing. Nothing is removed, substituted or improved, which matters where a landlord is unwilling to sanction works to a building they may be redeveloping. There is nothing here for anybody to object to.

If you have been told it is not worth fixing, it is worth checking whether that advice was about the damage or about the price of new glass. They are not the same question.

The other local rhythm worth planning around is the exhibition calendar at the venue on the northern edge of the area.

During a major show the surrounding streets carry substantial visitor traffic, taxi and coach movements increase considerably, and the hospitality and convenience trade along the main roads runs at a level it does not see the rest of the month. Between shows the same streets are markedly quieter.

For a frontage that depends on that trade, the practical point is the same as it is for any event-driven district: deal with damage before a show week rather than during one, because that is when the frontage earns and when access is hardest. Shops With Flats Over Them

Most of the commercial stock here is Victorian and Edwardian parade with living accommodation above, or ground floor units beneath mansion blocks and estate housing.

That means the glass that gets damaged is frequently not the shop window at all. It is the door to the flats, the fanlight over it, the stair window on the half landing and the panel beside the entryphone, none of which belongs to any trader and all of which can sit marked for months while everyone assumes it is somebody else's problem.

It also rules out the early start. With people asleep directly above, a six o'clock attendance outside a parade is a complaint waiting to be made, so we work mid morning and say so when we quote.

The shopfronts themselves are largely painted timber with the glass bedded in putty and beads, so a replacement disturbs beads, putty and paintwork and brings in a decorator alongside a glazier. Restoration disturbs none of it, which is another reason it suits a building nobody wants to spend money on.

Three Kinds Of Damage

They look similar from the pavement and each takes a different route.

Paint or marker sits on the pane. Solid colour, a clean boundary, and a fingernail rides up where it begins. The right solvent removes it and the glass beneath is fine.

Acid etching is in the pane. Milky and pale while light still comes through, with a faint chalkiness level with the surface rather than standing on it. The edge is blurred rather than crisp, because the gel spread on until something arrested it. With the lights on inside it shows up far more than from the street.

Scratching is cut in by hand. Fine glittering incisions from a blade, a stone or a key, into which a fingernail immediately settles.

The First Hour

Wet residue is still corrosive. The gel harms skin and eyes, so keep people away from it, and where there are flats above let the residents or the agent know rather than assuming word gets round.

Nothing sharp and nothing abrasive. A scraper leaves permanent lines in a pane that would have recovered cleanly, and wiping wet gel carries the damage onto glass that had none.

Graffiti removers achieve nothing. They are formulated to dissolve a coating and none exists here, and on painted joinery they can do harm of their own.

Flood it with cold water where residue is visible and it is safe, gloved and with eye protection, letting it drain rather than working it across the surface.

Photograph it, dated, from outside and inside, and keep the record even if nothing is done immediately. On a short lease or a building awaiting decisions that dated evidence is what protects you later.

How The Restoration Is Done

Identifying the glass. Its age first, then whether we are dealing with plain float, toughened, laminated, coated, mirrored or a sealed unit, and the depth the burn has reached. Unit by unit along a parade the answer rarely repeats.

Depth reading, then a trial patch. The approach is tested somewhere out of sight before we commit to the full pane.

Masking and containment. We cover the beads and putty lines, the paintwork and frames, the shutter runners, any vinyl lettering and the signage, and the slurry is held within the working area rather than reaching the footway.

Down through the abrasive grades. Each stage finer than the last, removing a thickness of glass the eye cannot register, and taking the treated area well beyond the mark so it disappears rather than ending at a line. Keep it to the tag alone and a shallow lens is left sunk into the pane, bending whatever sits behind it.

Cerium oxide to finish. Any haze remaining is polished out wet with cerium oxide, judged with the light travelling through the pane towards us.

Checked from both sides. Externally, then from within against the shop lighting, and finally from an acute angle, since anyone approaching along a parade views the pane sideways long before they face it.

Three hours is normal for one pane, more where it has been left to weather. Where restoration will not work we say so at the assessment. A burn of exceptional depth, a unit whose seal had already failed, or a coating occupying the surface we must abrade each mean the pane genuinely needs replacing, and that opinion is given in writing before anything is spent.

Bring several panes or the shared glazing into it and that may reverse. Either way you are given the dated images from both sides along with a written account of the works.

Making A Repeat Less Likely

Restoring the pane deals with what has happened and nothing further. It deters nobody, and an arterial frontage with limited passing footfall is watched by very little after dark.

Anti-graffiti film is applied over the outside face to be ruined in place of the pane beneath, and replacing it is a short job costing a small proportion of a further restoration.

On a short or uncertain lease, though, the honest answer is that it may not be the right spend. Film earns its keep over several years and several incidents, which is a longer horizon than some occupiers here have. Clear the glass, see whether it recurs, and treat protection as a separate decision once you know more about how long you are staying. We would rather say that than sell you something whose payback runs past the end of your lease.

Do we have to close or board up?

Neither. Nothing leaves the frame at any stage, so the frontage stays whole and you keep trading.

Why won't you start early in the morning?

Because there are people asleep directly above you on most of these parades. The work itself is quiet, but an early start is a complaint waiting to happen. Mid morning suits everybody.

The door to the flats is marked too. Is that ours?

Almost certainly not. That sits with the landlord or the managing agent and goes through the service charge. Report it and ask us to quote it separately so the split is obvious.

It should not be. The treatment is carried well past the damage and thinned to nothing, so no edge remains. A poor finish comes from abrading only the tag, which sinks a shallow lens into the pane and warps what is behind it.
