A milky patch has appeared in the glass and nothing shifts it. It looks as though part of the pane has been frosted on purpose. If someone has already attacked it with a blade there will be scoring sitting over the original damage.
The damage is acid etched graffiti. A corrosive gel was spread across the pane and left to eat into the surface, pitting it so finely that it throws light about instead of letting it through. Nothing is sitting on top to be cleaned off. The glass itself is what has changed.

The Porter Is The Fastest Route To Getting It Fixed
Maida Vale is built around purpose-built mansion blocks, and that gives it an advantage over almost every other residential district we work in. In most of them, communal glazing is nobody's job and a damaged entrance screen sits for weeks while leaseholders assume somebody else has reported it.
Here there is frequently somebody on site.

The other consequence of purpose-built blocks is the scale of the communal glazing itself.
A mansion block entrance is not a front door with a fanlight over it. It is frequently a full glazed screen, with side panels, an overpanel and sometimes a porch or lobby beyond it, running from the step to well above head height. Behind that there is usually a second inner screen, and beyond that a lit hall.

The damage is usually on more than one pane. Whoever marks an entrance screen rarely stops at a single panel, so the quotation covers the assembly rather than one pane, priced panel by panel with the attendance charged once.
It is seen from inside all day. Residents walk through it every time they leave the building, and the hall lighting behind it makes etching considerably more obvious from within than from the street. That is why complaints about a marked entrance tend to come from residents rather than from passers by.

Waterside Premises And Towpath Access
The canal frontages here are a small part of the district and a distinctive one, and they need their own answer.
Premises fronting the water are reached along the towpath, on foot, with no kerb and no loading. Everything comes in by hand. Containment also has to be built to keep the working area entirely enclosed, because a slurry run-off on a towpath goes into the canal and that is not acceptable.

Period Stock And Protected Frontages
Much of Maida Vale sits within conservation areas, and the mansion blocks, the stucco terraces and the canal side all contribute to a setting that is closely managed.
A listing brings consent requirements with it, and going ahead without that consent is an offence rather than a paperwork failing. Across this kind of stock the designation commonly reaches the original joinery, the entrance screen and the opening, not simply the elevation above them.

Which Of The Three You Have
Three kinds of damage look similar from a few feet and each needs a different answer.
Paint or marker lies on top of the glass. Dense colour, a crisp edge, and a fingernail steps up where it begins. The right solvent removes it and the pane beneath is sound.
Acid etching has gone into the glass. Washed out and hazy, still letting light through, and the gritty feel of it sits flush with the rest of the pane rather than raised above it. Wherever the gel ran before being cleaned, the mark tails off instead of ending sharply. From a lit hall looking outwards it is far more apparent than it is from the pavement.
Scratching has been cut into the pane. Narrow bright lines from a blade, a stone or a key, and a fingernail finds the groove and sits in it.

The First Hour
Treat any remaining residue as an active chemical. Etching gel damages skin and eyes, so nobody should be touching it, and on a communal entrance the porter or the agent needs telling before residents are filing past.
Keep blades and abrasive pads away. A scraper leaves permanent scoring in glass that would otherwise have recovered, and wiping wet gel carries the damage onto panels that were untouched.
Proprietary removers will not help. Their job is to break down something lying on a surface, and here nothing is. On painted entrance joinery they can also cause harm in their own right.
Wet residue should be flooded off with cold water where it is safe to do so, using gloves and eye protection, and allowed to drain rather than worked into the surface.
Photograph every affected panel, dated, from outside and from inside the hall. On an entrance screen the interior shot usually shows the full extent, because the hall lighting reveals what daylight hides.
Report it as criminal damage. The reference will be wanted before an insurer engages. What to report, and in what order, is covered at what to do when your shop window is vandalised.
How The Work Is Carried Out
Reading the pane. Original or replacement, plain float, toughened, laminated, coated, mirrored or a sealed unit, and how far down the acid has gone. On an entrance screen the panels are frequently not all of the same age, so each is assessed on its own.
A trial where it cannot be seen. The approach is proved on a small area out of view before the rest is taken on.
Protecting the assembly. Frames, beads, putty lines, paintwork, door furniture, entryphone panels and any signage are masked before a tool touches the glass. Containment keeps everything within the working area, and on the towpath frontages it keeps it out of the water.
Through the abrasive grades. Each stage finer than the last, taking off a depth of glass no eye could measure, with the treated zone carried well beyond the mark so it fades away instead of stopping at a line. Confine it to the tag and a shallow lens is left sunk into the panel, distorting the hall behind it, and in an entrance screen that is at eye level for every resident walking through.
Cerium oxide to finish. Any haze still present is worked out under wet cerium oxide, and the result is judged standing where light travels through the panel rather than bounces from it.
Judged from inside the hall. An entrance screen is looked through from within far more often than it is looked at from the pavement, so the finish is assessed from the hall, against the light, before it is signed off.
Budget three hours for one panel, with a complete screen worked through panel by panel in a single attendance. Where restoration will not work we say so at the assessment. A burn that has gone unusually far down, a unit whose seal had already failed, or a coating occupying the surface the abrasive must cross each mean the panel genuinely needs replacing, and that view is put in writing before anything is committed.

Reducing The Chance Of A Repeat
Restoring the glass deals with what has already happened. It discourages nobody, and a block entrance on a quiet residential street is unobserved for most of the night.
Anti-graffiti film is a sacrificial layer fitted over the outer face so that it, rather than the glass, is destroyed next time. It comes off and is renewed quickly for a small part of another restoration, with no visible difference to the screen. On a mansion block it has a particular advantage, because an entrance screen can be filmed as a whole assembly in one visit and renewed the same way, which suits a managing agent far better than repeated restoration call outs. On listed stock the specification is worth confirming with the local authority before fitting.

Yes, on foot with everything carried in, and with containment built to keep the working area fully enclosed so nothing reaches the water. Bringing a replacement pane along a towpath is a different matter and usually not realistic.
The entrance has original decorative glazing.
Tell us before we attend. Patterned and obscured glass has to be matched rather than polished away, and where colour sits only on the surface of the glass, abrading it removes the colour altogether. Those panels are assessed individually and we will say plainly where restoration is not the right route.
Our building is in a conservation area.
That argues for restoring. Consent can be required to alter a listed building, and here the protection often covers the original entrance joinery and its glazing as much as the elevation. Restoration alters none of it.
Will the repair be visible?
It should not be. We extend the treatment a long way outside the mark and taper it to nothing, so there is no line to find. A poor finish comes from a contractor abrading the tag and stopping, leaving a shallow lens sunk into the panel that distorts the hall behind it.
There is scratching as well as etching.
Both in one attendance, since the same graded abrasion and polish handles each. Depth is the only real constraint.
What about the entryphone panel and the letter plates?
Marked as often as the screen, and both recoverable. Metalwork and stone are dealt with alongside the glazing.

Then replacing a pane means lifting beads, cutting out putty and making good the paint, so two trades are involved and the frontage looks patched until the elevation is redone. We mask the joinery and work on the glass alone.
