A straight answer on whether to claim. Very often the honest answer is no, because restoring one pane costs less than the excess and a claim that pays nothing still counts against you at renewal. We would rather say that than watch somebody spend a fortnight on a claim worth nothing.
And a clear line on what is yours. Your own shopfront is usually inside your demise; the entrance serving flats above, its fanlight and the stair glazing usually are not. Knowing which is which before you pay is worth more than any discount.

The newly built units carry engineered glazing: low emissivity, solar control on the exposed elevations, laminated where security required it, occasionally treated to cut reflection at ground floor. Each of those is delivered by a coating, and abrading through one destroys it and leaves a panel reading differently from the rest of the run. So on a new frontage the specification is established before any price is given, and where the building is recent enough for the facade documentation to exist, that answers it fastest.
The older parades are painted timber and metal, with glass bedded in putty and beads and roller shutters over the front. There, a replacement pane disturbs beads, putty and paintwork, which means a decorator alongside a glazier and an elevation that looks patched until it is redecorated.
Restoration suits both, for different reasons. On the new glazing nothing is altered and the specification is retained. On the old frontages nothing is disturbed and only one trade attends.

Telling The Three Apart
They resemble one another from a few paces and each needs a different answer.
Paint or marker sits above the glass. Solid colour with a hard edge, and a fingernail steps up onto it. Solvent takes it off and the pane underneath is untouched.
Acid etching is inside the surface. Pale and hazy while light still comes through, with a faint grittiness sitting level with the glass rather than raised on it. Its edges fade rather than stop, since the gel kept moving until it was dealt with. Turn the lights on behind it and it becomes far more conspicuous than it is from outside.
Scratching is cut into the pane. Bright rigid lines left by a blade, a stone or a key, sharp enough to catch a fingernail.

The First Hour
Residue on the glass is still active. The gel burns skin and eyes, so keep everyone clear of it, and where there is accommodation above, the residents or the building manager should be told directly.
Keep anything sharp or abrasive away. Scraping puts permanent lines into glass that could have been fully recovered, and wiping wet gel simply moves the damage to panes that had none.
Graffiti removers will not help. There is no coating for them to break down, and on painted joinery or treated glazing they add a problem of their own.
Cold water, in quantity where you can see residue and can safely get to it, gloved and with eye protection, allowing it to run off rather than rubbing it into the pane.
Photograph it, dated, from outside and inside, and check the shutter if you have one. An undamaged shutter over etched glass dates the incident to trading hours rather than overnight.

How The Restoration Is Done
Identifying the glazing. Age first, then plain float, toughened, laminated, coated, anti-reflective, mirrored or a sealed unit, and how deep the burn has gone. On the newer units the facade documentation settles it quickest.
Depth reading, then a trial patch. We settle the approach on a concealed section first and only then work the pane as a whole.
Masking and containment. Beads, putty lines, paintwork, frames, gaskets, shutter guides, vinyl lettering and signage are protected, and the slurry stays inside the working area and off the public realm.
Down through the abrasive grades. Each stage finer than the last, taking off a depth of glass nobody could measure by eye, and running the treated zone well beyond the mark so it fades out rather than stopping at a line. Confine it to the tag and a shallow lens is left in the pane, bending whatever sits behind it, which in a window full of stock is the first thing a customer sees.
Cerium oxide to finish. The remaining haze is polished out wet with cerium oxide, judged with light coming through the pane towards us.
Checked from both sides. From outside, from within against the interior lighting, and from a sharp angle, since people meet a frontage sideways long before they stand square to it.
A single pane is normally finished within three hours, and longer where the damage has weathered. If the pane is beyond restoring, you find out at the assessment rather than later. A burn that has travelled unusually deep, a sealed unit that had already failed, or a coating occupying the surface we must work each mean the pane genuinely needs replacing, and that view goes to you in writing before you commit anything.

For a single independent, it stays a second decision. Clear the glass, see whether it recurs, and revisit it then rather than buying protection you may not need.

Do we have to close or board up?
Neither. No pane leaves its frame at any stage, so the frontage stays whole and you keep trading.
Why not an early start?
Because there are people asleep directly above most of these frontages. The work is quiet, but an early start invites a complaint. Mid morning suits everybody.
Can you tell when it happened?
Often, from the shutter. If the shutter is undamaged and the glass behind it is etched, it happened while the shutter was up, so during trading hours rather than overnight.
Will the treated area show?
It should not. We take the work a long way outside the damage and thin it away, so nothing marks where it ends. Work confined to the tag leaves a shallow dish in the glass which bends everything seen through it.
