There is a milky patch across the window that was not there when you locked up. It looks as though somebody has frosted a section of the glass on purpose. Nothing removes it. The cleaner has tried, somebody has had a go with a blade, and now it looks worse than when you found it.
That is acid etched graffiti. A corrosive gel has been applied to the pane and left to do its work, and it has bitten down into the surface of the glass. Nothing is lying on top to be wiped away, which is why every product anyone has tried has achieved nothing.
We restore the pane where it sits, normally the same day, at a small share of what replacement would cost. Nothing gets boarded over and nothing has to be ordered in and waited for.

In The Markets, Your Lease Is Not A Lease
Almost every page written about commercial glazing damage tells you to look at the repairing covenant in your lease. Across a large part of Camden Town, that advice is useless, because you probably do not have one.
Traders across the Camden Town market estates typically occupy under a trading agreement or licence granted by the market operator, not a commercial lease of a demised unit. The distinction matters enormously the moment something is damaged.
The fabric belongs to the estate, not to you. If the glazed frontage of your unit, the screen beside it or the glazing in the walkway is damaged, that is usually the operator's fabric even though it is your business behind it. Instructing a contractor yourself may not be your call to make, and paying for it yourself may mean paying for something you were never liable for.
There is normally a defined process. Most managed market estates want damage reported to their own management or maintenance team, who will instruct the work. Going around that is how traders end up out of pocket.
But the delay is yours. The estate's timescale and your trading week are not the same thing, and a frosted panel in front of your stock costs you, not them.
What we do about it is straightforward. We will quote the work and address the quotation to whoever needs it, the trader or the operator, so you have a written figure to put in front of the estate rather than an argument. We also attend on an operator's instruction across multiple units in one visit, which is normally quicker and cheaper for everyone than treating each unit as a separate job.
If you hold a lease on a Camden High Street or Parkway shopfront rather than a market pitch, the usual position applies: the shopfront is normally inside your demise and the communal entrance is normally the landlord's. Check the demise plan as well as the wording.

Licensed Venues And What The Frontage Says
Camden Town holds one of the densest concentrations of licensed premises and live music venues in the country, and for those operators a damaged frontage is not only a presentation problem.
A venue trading under a premises licence is judged on how well managed it appears. Visible damage around the entrance reads as disorder, whether or not your customers had anything to do with it, and it is noticed by residents and by anybody photographing the street on a Saturday night. Prompt, complete removal is the cheapest evidence you have that the premises is looked after, which is why we work venue hours here and photograph the frontage before and after as standard.
Where We Get Called Out Around Camden Town
Camden High Street. The main run, and the bulk of our work here. Dense retail frontages, many with elaborate fascias and three dimensional signage above the glass, packed tightly together with very little setback from an extremely busy pavement.
Camden Lock and the market estates. Unit frontages, walkway glazing and entrance screens inside and around the markets, with the estate ownership position described above.

Chalk Farm Road. The run north towards the Roundhouse, with market entrances, bars and retail, and frontages that stay exposed well into the night.
Kentish Town Road and the station approaches. Heavy pedestrian flow funnelling into a short stretch around the Underground station, and the frontages nearest those approaches take the most exposure of anything in NW1.
Parkway. Restaurants, bars and independent retail on a quieter street with older shopfronts and period openings.
Inverness Street, Jamestown Road and Hawley Crescent. Mixed commercial, studio and office frontages away from the main drag, where damage is often found later because nobody customer facing is watching the glass.
Fascias, Signage And Getting To The Glass
Camden High Street has a shopfront tradition you do not find anywhere else in London: oversized, sculptural fascias and signage projecting out over the pavement above the display glass.
That is a genuine complication if anyone suggests replacing a pane. A fitter needs clear access above and in front of the glass to lift the old unit out and the new one in, and where a decorative fascia or a projecting sign sits over the opening, something usually has to come off first. That means another trade, another cost, and a frontage that looks half dismantled on one of the most photographed streets in the city.
Restoration needs a technician standing at the glass with a contained working area. The fascia, the signage and the shutter housing stay exactly where they are and are masked and protected while the work happens.
Replacing It Versus Restoring It
| Fitting new glass | Restoring the existing glass | |
|---|---|---|
| Timescale | Days to weeks once measured and ordered | Usually the same day |
| Decorative fascia or projecting signage | Often has to be removed for access | Masked and left in place |
| Market unit fabric | Operator has to specify and procure it | Quotable immediately, attendable across units in one visit |
| Meanwhile | Boarded, on a street full of visitors with cameras | Nothing covered at any point |
| Older Parkway and side street openings | Non standard sizes, bespoke cut, longer wait | Size and shape are irrelevant |
| Conservation and listed fabric | Consent may be required | Nothing altered, no consent question |
| Cost | Full price of the unit and its installation | Up to 90 per cent less |
There is more on the numbers at glass replacement vs protection: the true cost, and on the choice itself at should I replace or restore etched graffiti glass.

Conservation Areas And Canal Side Fabric
Parts of Camden Town sit within conservation areas, and the older canal side and market buildings include protected historic fabric.
Where a building carries a listing, changing it can require listed building consent, and works done without it are a criminal matter rather than an administrative oversight. That protection often reaches the shopfront, its surround and the opening, even where the glass within is recent, and shopfront policy in a conservation area is not generous about replacement.
Restoring the pane changes nothing about the building. The same glass sits in the same frame in the same opening when we leave, so there is no application to submit and nobody to wait on. For operators and landlords holding historic Camden stock, that generally settles the question before anyone discusses price.
Etching, Scratching Or Paint?
Three things look similar from the pavement and each needs a different answer.
Paint or marker lies on top of the pane. The colour is solid, the edge is hard, and a fingernail lifts over it. Correct solvent, and it comes away.
Acid etching is in the pane. Cloudy and pale but still letting light through, with a faint grittiness that sits exactly level with the glass around it. You can usually see where the gel crept downwards before it was cleaned off. Turn the interior lights on and it becomes far more obvious than it is from outside.
Scratching has been cut in with a blade, a key or a stone. Bright, fine and straight, and your fingernail falls into the line.
A side by side comparison is at glass scratching vs acid etching, with the pale frosted appearance explained at white frosty window graffiti. For why this keeps happening, see why acid etching graffiti happens.
What To Do In The First Hour
Treat anything wet as a chemical. Etching gel is corrosive to skin and eyes. Keep staff and the public clear of it, and if you are in a market walkway tell the neighbouring units and the estate rather than assuming somebody has noticed.
Keep scrapers and wire wool away. A blade leaves scratches on top of the etching, and wiping at wet gel simply carries the damage sideways onto panes that were untouched.
Do not reach for a graffiti remover. It achieves nothing against etching and puts an unknown chemical onto the glass for no benefit.
Flood it with cold water where residue is visible and it is safe, wearing gloves and eye protection, pouring rather than rubbing.
Get photographs taken straight away, dated, from the pavement and from behind the glass. A market trader will need that record for the estate. A licensed operator will want it to show how fast the damage was dealt with.
Report it and hold on to the reference. Insurers will want the crime reference number before they will discuss a claim, so log it as criminal damage early. The reporting steps are covered at what to do when your shop window is vandalised.
How We Restore Etched Glass In Camden Town
Identifying the pane. Float, toughened, laminated, coated, mirrored or a sealed unit, and how far the acid has travelled. Camden runs from original single glazing in period frontages to modern units in the newer buildings and industrial glazing in the converted market fabric.
Depth reading and a trial patch. We measure how deep the etch goes and prove the approach on a small section out of public view before taking on the whole pane.
Masking and containment. Frames, seals, gaskets, fascias, projecting signage, shutter guides and vinyl lettering all protected. On a pavement this crowded the working area stays tight and the slurry stays where we put it.
Stepping down through the grades. We work through abrasives, each finer than the last, lifting an amount of glass you could not measure by eye and carrying the worked zone well beyond the tag so it blends away rather than ending at a line. Restrict the work to the lettering and you are left with a shallow dish in the surface that distorts everything behind it. That is worse than the original damage and considerably harder to put right.
Cerium oxide at the end. The remaining haze goes under wet cerium oxide, assessed by standing where the light comes through the pane rather than where it reflects off it.
Signed off from both sides. From the pavement, from inside, and at an oblique angle, because on a street this busy people see your glass sideways more often than square on.
One pane is usually complete within three hours. The technical write ups are at acid etched graffiti techniques and removal methods, how to polish shopfront glass to optical clarity and acid etched graffiti removal equipment and materials.
We are equally direct about when it will not work. An etch that has gone unusually deep, a unit whose seal has already failed, or a functional coating sitting exactly where we would have to work can each mean the glass genuinely needs replacing. You get that at assessment, in writing, before anything is committed.

What We Restore Around Camden Town
- Float glass and standard windows in the High Street and Parkway shopfronts.
- Laminated shopfront glazing on refitted units and larger frontages.
- Toughened glass in entrance screens, venue doors, balustrades and shelters.
- Market unit frontages, walkway screens and canopy glazing across the estates.
- Sealed units, restored from the outer face alone, leaving the cavity and its seal untouched.
- Mirrors and mirrored panels in bars, venues and retail interiors.
- Frosted, etched and textured glass, matched back to the existing finish rather than polished flat.
- Glass block in converted industrial and canal side frontages.
- Entrance steps, sills and cladding in polished granite and polished marble.
- Stainless steel and polished metal on frames, fascias, handles and shutter boxes.
Any polished surface is vulnerable to the same gel, and frontages here tend to be marked along their length. When glass, stone and metal are all involved we finish the whole frontage in one attendance.
Who We Work For In Camden Town
Market operators and estate management. Unit frontages and communal glazing across the market estates, quoted for the operator and attended across several units in one visit.
Licensed venues and late night premises. Frontages restored on venue hours, with dated photography that evidences how quickly damage was dealt with.
Independent retail on the High Street. One site, no maintenance contract, and a frontage that has to be right before the visitors arrive.
Restaurants, bars and hospitality. Worked around service rather than around us.
Managing agents and landlords. Mixed use blocks and workspace buildings on the side streets, with evidence formatted for service charge and leaseholder reporting.
Who Carries The Cost
It depends entirely on what you hold. A market trading agreement or licence is not a lease, and the frontage fabric usually belongs to the operator even though the business behind it is yours. Report it to the estate, get our quotation addressed to whoever needs it, and do not assume you are liable simply because you found it.
On a conventional shopfront lease the repairing covenant decides. Along Camden High Street and Parkway the shopfront normally sits inside the tenant's demise, while communal entrances, stair glazing and the doors to any flats above are normally the landlord's and recovered through the service charge.
Insurance is worth a moment's arithmetic before you pick up the phone to your broker. Malicious damage sits within most commercial policies, but the excess is what decides whether notifying is worth it, and one restored pane frequently costs less than the excess itself. Once a run of panes or an entire frontage is in play the sums change and a claim makes sense. Dated photographs from both sides and a written works description come with every job, so nothing is missing from the file either way.
Keeping The Next One Off Your Glass
Restoration returns the pane to clear. It does not deter anybody, and frontages on a street with this much late night footfall get marked more than once.
A sacrificial film goes onto the outer face and absorbs the next attack instead of the glass. Replacing it is a few minutes' work at a small share of a second restoration. It is optically clear, so a display, a lit interior or a venue entrance looks no different. On a market estate it has a further advantage, because it can be specified across a run of units at once rather than negotiating each incident separately after the event.
Everything about it is on our anti-acid etched graffiti protection page: the way the film works, its working life, pricing and whether it affects how a window looks. For display frontages in particular, see protecting retail displays from glass vandalism.

Camden Town Acid Etched Graffiti Removal: Frequently Asked Questions
Can this come out of the glass, or are we buying a new pane?
It comes out in all but a handful of cases. The gel only bites a fraction of a millimetre down, so the work is to take that depth off the affected zone evenly and polish it back to clear. The exceptions are an unusually deep etch, a unit whose seal has already gone, or a functional coating sitting exactly where we would need to work. We tell you which before you commit anything.
I trade in the market. Do I instruct you or does the estate?
Usually the estate, because the frontage fabric normally belongs to the operator even though the business is yours. Report it to market management first. We will quote the job and address the quotation to whoever needs it, so you have a written figure to hand over rather than an argument.
Can you do several market units in one visit?
Yes, and on an operator instruction that is the sensible way to do it. Attending once across a run of units is quicker and cheaper than treating every frontage as a separate call out.
We hold a premises licence. Does a damaged frontage matter beyond appearances?
It is worth taking seriously. Visible damage around an entrance reads as disorder to residents, to anyone who writes to the licensing authority and to anybody photographing the street at night. Dealing with it quickly, with a dated photographic record, is inexpensive evidence that the premises is well managed.
Can you work around a late licence?
Yes. We attend on venue hours rather than shop hours in Camden, which usually means late morning after a late night, or the afternoon before doors.
Our frontage has a big projecting sign over the glass. Is that a problem?
Not for us. We mask and protect the fascia, the signage and the shutter housing and work on the pane beneath. It is a problem for replacement, though, because a fitter generally needs that obstruction removed before a new pane can go in, which adds a trade and a day.
Do we have to close or board up?
Neither. The pane never leaves the frame and there is nothing to cover, so you carry on trading while we work.
Will the treated area be visible afterwards?
It should not be. The worked zone runs well past the mark and tapers away, so there is no edge for the eye to find. The failure to watch for is a contractor polishing only the letters, which leaves a shallow lens that warps whatever is behind it.
There is paint and scratching on the frontage too.
Everything in a single attendance. The paint responds to solvent, while the etching and the scratching are both taken back by the same graded abrasion and polish. Depth is the only real constraint, and now and then a very deep cut is beyond what polishing can recover.
Can you treat toughened, laminated and sealed units?
All three. Because the gel lands on the outside face, a sealed unit never has to be opened. What changes between the types is the method, which is why the pane is identified first.
What about mirrors and polished metal inside the venue?
Any polished face is vulnerable to the same product, so back bar mirrors, marble counters, steel fittings and door furniture are all affected and all recoverable. One attendance covers everything.
Our building is in a conservation area. Does that affect the decision?
It weighs heavily towards restoring rather than replacing. Alterations to a listed building can need consent, and doing the work without it is an offence rather than a technicality. Since we leave the fabric exactly as we found it, none of that comes into play.
What does it cost?
Count a replacement properly, the unit, the fitter, any signage that has to come off and the trade lost while boarded, and restoration lands up to 90 per cent below it. What moves our price is how much glass is affected, how deep it goes, what the pane is, how we reach it and whether film goes on afterwards. The figure is confirmed in writing first. No lazy contractors. No hidden fees.
Should we claim on insurance?
Compare our quotation against your excess first. One pane frequently comes in underneath it, in which case claiming costs you at renewal for nothing. Several panes or a full frontage usually justifies it.
It has been there for months. Is it recoverable?
Very nearly always. Age makes the job slower rather than impossible, because weathering works its way into the pitted surface and there is more to take back. The pane still clears.
Can you look after several sites for us?
Yes, with one point of contact, consistent photographic reporting and consolidated invoicing. That suits estate operators, venue groups and managing agents alike.
How do we get a price?
Send a photograph. In most cases that alone tells us whether you are looking at etching, scratching or paint and lets us give an indication of cost straight away. After that we assess on site, confirm the price in writing, and book the work at the hour that suits you.
