The street-facing exterior brick walls of the prominent commercial property had been targeted by vandals, leaving large, unsightly graffiti tags sprawled across the masonry pillars situated between the storefront glazing panels.
Given the extreme footfall of this iconic East London cultural and shopping district, maintaining a pristine building facade is vital for commercial tenant retention and attraction. The client required a rapid, damage-free removal process that could be completed safely during regular hours without obstructing the public.

The Challenge
The primary technical challenge centered around the brick substrate. The building features contemporary, dark engineering face bricks. While resilient, these bricks and their deep mortar joints are still porous enough to absorb spray paint binders. Using overly harsh chemicals or high-pressure blasting risks blowing the face off the brickwork, bleaching the dark pigment, or eroding the mortar, causing permanent visual "shadows" or halos.
Logistically, Brick Lane presents constant, dense pedestrian traffic. The physical footprint for cleaning was tightly restricted to the narrow pavement directly flanking the commercial windows, meaning the team had to work within limited access constraints without risking overspray or chemical drifting onto passersby.
Initial Assessment
Our expert brick and masonry restoration technicians conducted an immediate site evaluation to inspect the composition of the aerosol paint and test the stability of the engineering brickwork.
We mapped out a highly localized public protection zone. Because the graffiti was situated directly adjacent to large-format commercial glass windows, we also prepared protective masking for the glass and metal frames to prevent any accidental cross-contamination or etching from our specialized cleaning systems.
Our Approach
We deployed the industry-leading DOFF superheated steam cleaning system, a gentle and non-destructive solution perfectly suited for high-value architectural masonry. The DOFF system targets paint by generating water temperatures up to 150°C at the nozzle while operating under exceptionally low pressure.
Prior to steam application, we treated the tags with an eco-friendly, non-hazardous chemical breaking agent formulated specifically for dark brickwork. The superheated steam then naturally melted the paint bonds, drawing the pigments entirely out of the brick's pores without any need for mechanical abrasion or high-impact pressure.
The Removal Process
Step 1: Mobilise to the Brick Lane site and establish a compact, secure work zone with clear pedestrian safety signage
Step 2: Apply protective masking to the adjacent commercial glass panels and powder-coated metal window frames
Step 3: Apply a tailored, masonry-safe chemical agent to break down the dense binders of the spray paint
Step 4: Deploy the DOFF superheated steam cleaning system to wash out and extract the emulsified paint from the face brick and deep mortar joints
Step 5: Perform a thorough neutralizing rinse and a final quality inspection to ensure 100% removal with zero shadow or ghosting remaining
Results
The graffiti was completely eradicated from the street-facing brickwork. The dark engineering bricks and structural mortar joints were returned to their original, uniform condition with absolutely no bleaching, pitting, or surface scarring.
Despite the tight working space and the high footfall of East London, our compact operational setup ensured the public pathway remained entirely safe and accessible throughout the process, leaving the commercial property looking immaculate.
