Project Overview
Eiffage Construction, a major European civil engineering and construction company, required urgent specialist graffiti removal at their flagship London office in Kings Cross. The commercial property’s exterior metal security shutters had been heavily vandalised with large, obscene graffiti tags sprawled across the surface.
Given the offensive nature of the vandalism and the building's prominent position in a high-footfall Central London transport and business hub, the client needed an immediate, discreet, and highly effective restoration. The integrity of the flagship office’s professional appearance had to be re-established prior to the start of the working week.
Location
- Area: Kings Cross, Central London
- Borough: London Borough of Camden
- Property Type: Commercial (Flagship Corporate Office)
- Client: Eiffage Construction
- Date Completed: January 2026
The Challenge
Removing graffiti from commercial metal roller shutters presents distinct technical challenges. The interlocking joints of the shutters allow aerosol paint to seep into hard-to-reach mechanical crevices. Furthermore, using abrasive tools or overly aggressive solvents can easily strip away the factory-applied powder coating or galvanised finish, exposing the bare metal to long-term rust and corrosion.
Logistically, the Kings Cross location experiences extreme pedestrian volume. The works needed to be completed safely within a limited access footprint, ensuring no obstruction to the surrounding public pavements while managing the immediate containment of cleaning agents.
Initial Assessment
Our rapid-response team conducted a detailed site survey to identify the type of aerosol pigment used and assess the condition of the shutter’s underlying powder coating. We mapped out the affected interlocking joints to ensure our chemical extraction would penetrate all hidden areas of the mechanism.
A strict health and safety strategy was established. We deployed localized pedestrian cordons to create a secure, compact working environment, allowing the public to safely navigate the busy Central London street without any disruption.
Our Approach
We deployed a targeted, non-abrasive chemical extraction process. Using specialist, metal-safe gel solvents, we were able to adhere the cleaning agent directly to the vertical metal surface without it running off.
This controlled dwell time allowed the solvent to break down and emulsify the heavy aerosol resins without compromising the structural powder coating. Once the graffiti was dissolved, a low-pressure, controlled hot water extraction was used to flush the pigment out of the shutter's mechanical joints, ensuring a flawless finish.
The Removal Process
Step 1: Secure the work zone in Kings Cross, implementing pedestrian safety cordons to manage the high Central London footfall
Step 2: Apply specialized, metal-safe gel solvents directly to the vertical shutters to break down the obscene graffiti
Step 3: Allow for precise chemical dwell time, ensuring the aerosol emulsifies without damaging the factory powder coating
Step 4: Utilize low-pressure hot water extraction to gently lift the pigment, paying close attention to the interlocking shutter joints
Step 5: Conduct a final neutralizing wash-down and rigorous quality inspection to guarantee a pristine, operational finish
Results
The obscene graffiti was completely eradicated from the flagship office's exterior. The metal security shutters were restored to their original, professional condition, with zero damage to the underlying powder coating and no residual paint trapped in the mechanical joints.
Despite the limited access and the intense footfall of the Camden and Kings Cross area, the project was executed swiftly and safely, ensuring the Eiffage Construction brand image was fully protected.
Before and After
Before: Large, obscene graffiti tags sprawled across the metal security shutters of a flagship Central London office
After: Flawlessly restored metal shutters, with all vandalism removed and the factory finish perfectly preserved

Client Outcome
The rapid, technically sound restoration provided Eiffage Construction with immediate peace of mind. By utilizing substrate-appropriate, metal-safe cleaning methods, DUA London successfully eliminated the offensive tags, avoiding the significant cost and visual inconsistency of having to repaint or replace the commercial security shutters.
Why This Project Matters
This case study highlights the importance of using specialized chemistry when dealing with commercial metal surfaces. Treating powder-coated shutters requires technical expertise to prevent long-term corrosive damage. It also demonstrates DUA London’s capability to manage sensitive, rapid-response restorations in some of the capital's busiest commercial districts.
