Project Overview
StayCity ApartHotel, a leading European aparthotel operator, required urgent specialist assistance at their Dalston location following a significant vandalism incident. The property’s prominent commercial frontage had been targeted, with obscene graffiti sprawled across multiple natural stone elevations.
Given the offensive nature of the tags and the heavy footfall of Dalston's busy East London streets, the client needed a rapid, comprehensive restoration. It was critical that the graffiti was removed immediately to protect the hotel’s premium brand image and ensure a welcoming environment for arriving guests.
Location
- Area: Dalston, East London
- Borough: London Borough of Hackney
- Property Type: Commercial (Aparthotel)
- Client: StayCity ApartHotel
- Date Completed: May 2026
The Challenge
This project presented multiple technical and logistical challenges. The vandalism affected natural stone—a porous and highly sensitive substrate. Aggressive cleaning methods, such as high-pressure washing or harsh chemical abrasion, can force aerosol pigments deeper into the stone matrix or cause irreversible surface pitting and "halo" staining.
Furthermore, the works had to be carried out across multiple locations on the hotel's main frontage. Operating in a high-traffic urban environment meant strictly managing public access and ensuring the safety of pedestrians, all while ensuring uninterrupted entry for hotel guests and staff despite limited physical access in certain areas.
Initial Assessment
Our technical stone restoration team conducted a rapid on-site assessment to evaluate the porosity of the stone and the chemical composition of the aerosol tags. We mapped the multiple affected zones to formulate a sequential cleaning strategy that would maximize efficiency without compromising safety.
A rigorous environmental and public safety plan was implemented. We established compact, secure work zones utilizing pedestrian cordons to safely route the heavy East London footfall around our technicians while maintaining clear access to the hotel entrance.
Our Approach
We deployed a specialist, non-destructive stone cleaning methodology utilizing the DOFF superheated steam system in conjunction with stone-safe poultices. The DOFF system delivers superheated water at temperatures up to 150°C at very low pressure.
This thermal shock gently melts and breaks down the heavy aerosol resins, drawing the pigment out of the porous stone naturally. By avoiding abrasive blasting and harsh solvents, this sympathetic approach guarantees the structural integrity and natural aesthetic of the commercial stone frontage is perfectly preserved.
The Removal Process
Step 1: Secure the work zones across the hotel's frontage, implementing strict pedestrian safety controls to maintain unrestricted public and guest access
Step 2: Application of a specialized, stone-safe chemical poultice to begin safely emulsifying the obscene aerosol pigments
Step 3: Deployment of the DOFF superheated steam system to gently lift and extract the dissolved paint from deep within the natural stone pores
Step 4: Systematic cleaning across all multiple affected elevations to prevent cross-contamination and ensure a uniform finish
Step 5: Final low-pressure rinse and rigorous quality inspection to guarantee complete pigment removal with zero ghosting or substrate damage
Results
All obscene graffiti was completely eradicated from the multiple stone surfaces. Thanks to the precision application of the DOFF system, the natural stone frontage was flawlessly restored to its original condition without any pitting, scarring, or loss of structural integrity.
Despite the limited access in certain zones and the intense footfall of the Dalston location, the project was executed swiftly and discreetly, causing zero disruption to the general public or the hotel’s daily operations.
Before and After
Before: Multiple obscene graffiti tags sprawled across sensitive natural stone on a prominent aparthotel commercial frontage
After: Fully restored, clean natural stone masonry with no structural damage, ghosting, or evidence of the previous vandalism

Client Outcome
By utilizing DUA London’s specialist stone restoration services, StayCity ApartHotel successfully protected its welcoming brand image. The immediate and invisible repair ensured the hotel's frontage remained pristine, mitigating the impact of the vandalism on guest experience and deterring further antisocial behaviour in the area.
Why This Project Matters
This case study highlights the critical importance of matching the cleaning methodology to the substrate, particularly when dealing with natural stone. It demonstrates our capacity to execute complex, multi-zone restorations in high-pressure urban environments, proving that sensitive architectural materials can be safely restored without operational downtime.
