Project Overview

A private residential housing complex in Southwark required specialist exterior restoration following a severe vandalism incident. A large, heavily pigmented graffiti mural had been illegally applied to the building’s soft, porous brickwork at an elevated level.

The building management required a rapid and highly technical intervention. Because the underlying masonry was highly porous, traditional abrasive blasting or standard high-pressure washing would have caused irreversible damage to the brick face. The works also needed to be executed safely at height while maintaining public access for the residents and local pedestrian traffic.

The Challenge

This project presented a dual challenge: delicate substrate preservation and complex access logistics. The aerosol paints used in the large mural had penetrated deeply into the porous brickwork. Incorrect removal techniques would force the pigment further into the brick or blow the face off the soft masonry entirely, leading to costly structural repairs.

Additionally, the vandalism was situated well above normal working height. Safely accessing the affected elevation required specialist equipment, all of which had to be carefully managed to ensure the safety of residents and the general public moving around the base of the residential complex.

Initial Assessment

Our technical team conducted a comprehensive surface analysis of the masonry. The brick was identified as a soft, highly porous London stock variant, mandating a low-pressure, high-temperature approach. We determined that the industry-leading DOFF steam cleaning system would be the only safe method to draw the pigment out of the substrate without causing mechanical damage.

An access strategy was formulated to deploy elevated work platforms safely, establishing secure drop zones and pedestrian cordons that allowed the complex to remain fully accessible throughout the project.

Our Approach

We deployed a targeted DOFF superheated water system. Unlike conventional pressure washers, the DOFF system achieves temperatures of up to 150°C at the nozzle tip while maintaining exceptionally low water pressure.

This thermal shock gently melts and breaks down the complex aerosol resins, allowing the paint to be lifted away from the soft brick without aggressive scrubbing or abrasive degradation. This sympathetic cleaning method protects the long-term integrity of the building’s exterior while ensuring an immaculate visual finish.

The Removal Process

Step 1: Site mobilization, establishing secure public exclusion zones, and deploying safe working-at-height access equipment

Step 2: Application of a specialized, masonry-safe chemical poultice to begin breaking down the heavy mural pigments

Step 3: Deployment of the DOFF superheated steam system, utilizing low-pressure, 150°C steam to gently draw the paint from the porous brick

Step 4: Systematic, top-down cleaning of the elevated elevation to prevent cross-contamination and staining on the lower brickwork

Step 5: Final low-impact rinse and rigorous inspection to ensure complete pigment removal with zero ghosting or substrate damage

Results

The large graffiti mural was entirely eradicated. Thanks to the precision application of the DOFF system, the soft, porous brickwork was restored to its original state with absolutely no scarring, pitting, or water damage.

The high-level works were completed safely and efficiently, with minimal disruption to the residents and zero impact on surrounding public access routes.
