Project Overview
A commercial property manager overseeing an office building in Holborn required emergency graffiti removal services. The street-facing exterior, featuring classic architectural stone, had been defaced by an extensive blue spray paint tag across the base column flanking a primary building entrance.
Given Holborn’s status as a premier commercial, legal, and corporate district in Central London, maintaining an immaculate and welcoming entrance is critical for tenant experience and asset value. DUA London was instructed to deliver a swift, non-destructive restoration to return the stone pillar to its original, unblemished condition.
Location
- Area: Holborn, London
- Borough: London Borough of Camden
- Property Type: Commercial
- Client: Commercial Property Manager
- Date Completed: June 2026
The Challenge
The primary technical hurdle was dealing with the highly porous nature of the architectural stone. Natural stone substrates easily absorb liquid aerosol binders deep into their microstructures. Applying standard high-pressure water blasting or abrasive scouring agents can permanently score the stone face, erode the finish, or leave an obvious "ghosting" shadow of the original tag.
Logistically, the Holborn location faces constant pedestrian footfall from city professionals and visitors. The workspace directly on the pavement was extremely limited, meaning our technicians had to complete the removal safely within a compact footprint without creating slip hazards or chemical overspray.
Initial Assessment
Our expert masonry restoration team arrived on-site to conduct a thorough material analysis. Identifying the exact stone type allowed us to select a highly specialized, non-hazardous chemical drawing agent that would release the blue paint pigment from the masonry's pores without triggering any discoloration or bleaching.
To address the high-footfall constraints, we deployed a compact pedestrian safety cordon. This fully contained the immediate workspace directly adjacent to the entrance, allowing passing members of the public to move past safely and unhindered.
Our Approach
We utilized the industry-leading DOFF superheated steam cleaning system. The DOFF system is highly favored by heritage and commercial property specialists because it relies on extreme heat (up to 150°C at the nozzle) rather than high pressure or harsh mechanical abrasion to break down paint bonds.
Our team applied an eco-friendly chemical gel to emulsify the blue spray paint layers. Once the pigment was softened, the DOFF system's low-pressure steam gently flushed the embedded resins completely out of the stone matrix, ensuring a flawless result without endangering the delicate stone surface skin.
The Removal Process
Step 1: Establish a compact, secure work cordon on the busy Holborn pavement, implementing clear safety controls
Step 2: Pre-treat the blue spray paint on the stone column with a masonry-safe, biodegradable breaking agent
Step 3: Allow the specialized solution to dwell, safely pulling the dense aerosol pigment back up to the surface
Step 4: Deploy the DOFF superheated steam system at low pressure to lift and rinse away the emulsified paint paint layers
Step 5: Apply a final neutralizing rinse and perform a comprehensive visual check to ensure a uniform, shadow-free finish
Results
The blue graffiti tag was entirely eradicated from the commercial stone column. The natural masonry was completely restored to its original state, showing perfect consistency in texture and color with absolutely zero surface etching, bleaching, or shadow outlines remaining.
Despite the tight working parameters and high pedestrian traffic in Camden, the project was executed cleanly and swiftly during standard hours, causing no disruption to the building's daily operations.
Before and After
Before: A bright blue aerosol graffiti tag defacing the stone architectural column base at a prominent commercial entrance
After: Perfectly cleaned and restored stonework with all traces of blue pigment and ghosting successfully removed

Client Outcome
The commercial property manager was highly satisfied with the speed and thoroughness of the cleaning. By addressing the vandalism immediately using professional, substrate-specific methods, DUA London helped maintain the premium street appeal of the building and saved the client from costly masonry repair or replacement works.
Why This Project Matters
Removing graffiti from premium architectural stone in high-profile urban areas demands careful control of chemistry and temperature. Generic pressure washing frequently leaves permanent scarring on delicate stone finishes, devaluing commercial facades. This case study illustrates how advanced, non-destructive DOFF thermal cleaning guarantees a flawless finish while preserving the structural integrity of the property.
